At the London School of Hygiene & Tropical Medicine, we had verified annual cost savings of £82,100. This equates to savings of 10.3% of annual energy spend for the building.

The Challenge
It is widely acknowledged that the majority of both modern and older buildings are not run and maintained in the most energy efficient manner.

Keppel St is one of the largest buildings in the Bloomsbury Colleges portfolio with the highest energy consumption. The age and use of the building means that reducing energy consumption is difficult. In particular, the laboratories contain high energy consuming equipment and spaces must be conditioned at all times.

It was identified that the Collaborative Asset Performance Programme was the right step to improve performance.

The programme had a target of £60,000 annualised savings.

How we helped

The CAPP included optimising the building’s technology whilst engaging all relevant teams, including operations, facilities management and the BMS service provider.

Information from a BMS reviews, site audits and collaboration with the teams, produced a list of agreed changes to achieve energy and cost savings.


Significant benefits were immediately achieved, including verified forecast savings of over £82,000 (10.3%) per year.
For instance, by optimising the chiller system, the cooling requirements for the building can now be met more efficiently. It now uses only two of the three chillers and only two of the four primary pumps that were operating.

Furthermore, the programme improved the on-site engineers understanding of the plant and how the systems were operating which led to improved fault identification and rectification.
